Whatcom County Housing Market Update: August 2026

If you’ve been wondering what’s happening in the Whatcom County housing market, the latest numbers show a market that is continuing to move toward a more balanced environment.

As we head toward the end of summer, more homeowners are putting their homes on the market, giving buyers more options than we’ve seen in recent years. At the same time, buyer activity remains steady, meaning well-priced and desirable homes are still attracting attention and moving relatively quickly.

One of the biggest takeaways from the latest market data is the increase in new listings. Whatcom County saw 518 new resale listings in July, contributing to more than 1,000 active resale homes available as of August 1.

For buyers, this is a welcome change.

The $500,000 to $750,000 range continues to be particularly active, with a large amount of available inventory but also strong buyer activity. Nearly half of the homes in this price range went pending within their first 30 days.

For buyers shopping in this range, having more choices doesn't necessarily mean you can take your time with every home. A well-priced property that checks the right boxes can still attract strong interest and potentially multiple offers.

At the higher end of the market, buyers generally have more selection relative to demand, which can create additional opportunities for negotiation and more time to evaluate a property.

This is why we always recommend looking beyond the headline numbers. What is happening in the overall Whatcom County market isn't necessarily what is happening in your specific neighborhood or price range.

For buyers, we're seeing a market that offers more breathing room than we've had in the past few years.

You may have more opportunities to find the right home, compare properties and negotiate terms. But preparation is still important, especially when a home is priced well and stands out from the competition.

This is why we encourage buyers to focus on the overall numbers rather than trying to perfectly time the market around interest rates.

We're not in the same low-inventory environment we've experienced in recent years, but we're also not seeing every home sit on the market. Instead, we're seeing a market where the details matter more.
